How I built a clear, high-converting website for Mòrachd, a Scottish property management company - turning a complex service into a site that brings in qualified enquiries.

Property management is a trust business. Landlords are handing over one of their biggest assets, and tenants want to know they'll be looked after. So when I built the website for Mòrachd, a Scottish property management company, the brief was simple to say and harder to do: make a complex service feel clear, trustworthy and easy to act on.

Here's how the project came together, and what made the finished site convert.

The challenge

Property management covers a lot of ground - lettings, maintenance, tenant management, compliance, rent collection. The risk with any service like this is that the website tries to explain everything at once and ends up explaining nothing. Visitors get overwhelmed, can't tell if it's right for them, and leave.

On top of that, Mòrachd needed to speak to two different audiences at the same time: landlords looking for a safe pair of hands, and tenants who'd be living in the properties. Both needed to land on the site and quickly feel "this is for me".

What we set out to achieve

Before writing a line of code, we agreed on what success actually looked like:

  • Clear positioning - a visitor should understand what Mòrachd does and who it's for within seconds.
  • Trust, front and centre - this is a business built on reliability, and the site had to feel that way.
  • Qualified enquiries - not just traffic, but the right landlords getting in touch.
  • Easy to manage - the team needed to keep it current without calling me every week.

How I built it

A clear, confident first impression

The top of the homepage does the heavy lifting: a plain statement of what Mòrachd offers and where, with one obvious next step. No jargon, no clutter - just enough to make the right visitor want to read on.

Structured around the visitor, not the org chart

Rather than listing services the way the business is organised internally, I structured the site around what each visitor is actually trying to do. Landlords get a clear path that answers their questions and leads to an enquiry. The result is a site that guides people instead of leaving them to dig.

Built to feel trustworthy

Trust comes from the details: a clean, professional design, fast load times, a calm and considered tone, and clear contact options. Everything on the site is there to quietly reassure a cautious landlord that their property is in capable hands.

Fast and mobile-first

Like almost every site I build, Mòrachd is fast and works beautifully on a phone. A slow or fiddly site undermines trust before a visitor has read a word - so performance came first, not last.

Easy for the team to run

The site was built so the Mòrachd team can update content themselves without needing me on speed dial. That keeps it accurate and keeps their costs down over time.

The result

The finished site does what it set out to do: it takes a genuinely complex service and makes it feel simple, professional and trustworthy. Instead of overwhelming visitors, it guides the right people - landlords looking for a dependable manager - straight towards getting in touch.

That's the whole point of a high-converting website. It's not about looking flashy. It's about understanding who you're talking to and making it effortless for them to take the next step.
